Most of us have heard the saying: "you make money in real estate when you buy, not when you sell." Being able to quickly and accurately evaluate real estate deals is probably the single most important skill that an investor can learn as the real art to making money is to understand the value of a deal and know when to walk away or jump quickly at an opportunity.

Question: Which of the following do you believe is the most important to your Investing success?

4. Negotiating skills

I think we all agree that these are each important factors, but to us, "recognizing a good deal when you see one" comes first and foremost. Why? Well if your deal is not a good deal then all of the marketing, buyer lists, access to funding and your negotiation skills won't do you any good, it is too late.

On the other hand, if you can "quickly" recognize a good deal when you see one then you will put yourself in a position of control that much faster. The game is about speed of decision making.
